All our services include:

• an onsite host attendant for the mentioned time period
• a set up of at least 5 open house directional signage (unless obvious location not recommended)
• set up display of “Please Note this feature” cards throughout your property
• onsite guest list sign in sheet
• all lights on for showing purposes
• Immediate contact made directly to listing realtor or to seller customer if a buyer is interested during the open house event
• onsite monitor of locked door if too many guests arrive
• secure lock up and all lights off at close and detailed feedback reports given to client within 24 hours of the event
• Your host will remain on site for an extra 30 minutes free of charge if the property is busy with guest traffic

Our Hosting services come with very simple pricing relating to two, three, four and five hour host period time slots…..We also have one off rates for a custom request if you are a New Home Builder or Condominium Developer needing to fill a demand for a show suite or show home property. You may also have a different situation and need for a time slot outside our noted above periods and that’s ok! Just send us an email through our contact and booking request forms and note that you are a builder or Developer complete with your detailed situation and we will let you know if we can accommodate those times accordingly. Open houses and show suites are a great way to expose your property and we will try to assist you every single time!

You may want to think about Open House strategy, for example, a two or three hour time period would be perfect for a weekday evening across rush hour traffic say from 4pm to 7pm. You would attempt to expose your home to a higher amount of drive traffic during those times as per rush hour. Open house strategy is important to consider and sometimes weather takes a major role in your success. We understand! Please remember if you have booked our service and there is a snow storm, blizzard or poor weather conditions in your local area you can take advantage of our cancellation policy to re book your host or in some circumstances source a refund (provided you are within the approved time frame for a rebooking, cancellation or refund).

Weekend Open houses are always prime time for Open House activity! Some clients believe that an early morning is the way to go, say between 10 and noon, but never much before 10 am! Others think that catching the right after lunch crown is just right and they will book from 1pm to 5pm or 1pm to 4pm for example. Some client also believe that having their home open right across the afternoon from noon to 5pm, means that they will capture all the best traffic and increase their exposure and chances to help find a buyer for their home!

When it comes to choosing either a Saturday or a Sunday many long time industry professionals in real estate who have had the opportunity to host many open houses believe that both days are equally great for open houses and often times many sellers will have them two days in a row!

When it comes to choosing your time period it is important to consider what might be right for you, your situation and your home. When choosing your time period please do not forget about all the extras that will go along with your booking such as: where do you put your pets? Are you children or teenagers coming or going during the open house (important for host to know this). Is your property in good showing shape or will it require some extras?
